Dave -- Those for whom this epiphany hasn't or won't happen are careening towards a retirement for which they never planned. I feel for their kids who may wake up one day to find out their parents need their financial assistance for the next 20 years or more.

New Hampshire for the summer just sounds cool. :)

Preach it brother! When I turned 40, I took a look and despite being a real good saver, didn't like what I saw. A little research later and a whole new set of assumptions, and I am making it happen. Now I help others to figure out how to get to their dreams and then how to implement the wealth plan. Couldn't be happier. Let you know when I am settled into New Hampshire for the summer!

Geez Robert -- Joe Cocker was at Woodstock for Heaven's sake! If you were 18-20 then you're 57-60 now. The video is right down the middle. :)

Bill -- I've never looked at the desert and come away anything but disappointed. If something's changed, I've not seen it. Have you?

In one of those weird coincidences I blogged about retirement risk this morning as well. Darker and less optimistic at least I picked a rock video relevant to the target demographic. ;-)

Palm Springs. IMO anything not coastal adjacent in Southern and Central California is too risky to consider. Census data show Palm Springs fully 1/3rd of the dwelling units unoccupied. Someday buying opportunities but even then investment opportunities will be special cases.
