Thoughts On Texas For Serious Real Estate Investors

Normally a few days aren’t allowed to pass between posts. Between a killer travel schedule, a lost power cord, and, to be kind, iffy wifi — you get the picture. It’s been well worth all the energy spent though, no doubt about it.

We pretty much didn’t stop movin’ from the time we landed Tuesday afternoon at Love Field, ’till we were dropped off a our second hotel last night at almost 9 PM. From several small towns south of the DFW-Metroplex (Dallas/Fort Worth) to literally almost all of Austin. When we landed, I for one, thought nothing would be changed by anything we’d be seeing or learning.

Wrong wrong wrong — a thousand times wrong.

I’d have to go up a couple levels to only be beat, so bear with me. My IQ’s been tromped out of me. :) What I’m gonna do here is be short and sweet, give a quick kinda sorta report, then wake up bright and bushy-tailed tomorrow ready to wear my Flintstone fingers out on the keyboard.

  • I was right about Texas 30 years ago — and 20 years ago — and even 10 years ago. I’ve
    now changed my thinking, and am officially on board — BBQ and all.
  • When I tell you about Dallas, I’ll really be talking about smallish towns south of the Dallas-
    Fort Worth Metroplex
  • Austin, simply put — Rocks. There’s no other way to say it.
  • I’ve found pros in Texas who speak my language — Old School-ese.
  • The product is high quality — with plus locations — and numbers any real estate investor
    will love.
  • We’ve already gone a long way toward putting our Texas team in place. That’s how impressed we were. We’ll be spending a lot of time there, no doubt about it. kool-aidWe’ve already made two very solid agreements we think will go a long way to establishing our clients in the area.

    In fact, we’ll be opening escrow on 4-6 transactions next week. We’re drinking the Kool-Aid. Now don’t get the wrong idea here. This isn’t just the result of one trip. Josh and I have been quietly vetting these two markets since late spring. It finally got to the point when Texans were calling us, urging us to visit — what could we do?

    More in the next few days –but for now, I’m off like a dirty shirt. :)

    • Jeff, you make it sound as if you actually just drank that kool-aid, in fact, you almost reminded me of myself at age 6 refusing to eat peas as my mom said pretty please?! But once you got your feet on the ground the questions you asked challenged me in ways I cannot explain- I had to really paint this portrait right or find it sitting in the garage years later, unfinished. I am so glad you asked the questions, and schooled me on a few things along the way, I think we’re as exhausted as you are, and yes, we saw ‘all of austin.’ You guys were fantastic.

      Folks, before long, it’s possible Benn and I will be a stand-up routine in downtown Austin. He’s like the long lost Texas cousin you never knew about.

      And Lani? You have to experience her to explain it or understand it. I’ll just leave it at that. :)

    • Us Texans have been feeling pretty unloved as other markets have skyrocketed in recent years, but these days it feels pretty good to have my dollars invetsed here in an undervalued region w/ lots of upside and great value-to-rent ratios.

      Glad to see the Bawld Guy givin’ Texas a little love.

    • Chris - Seems the dynamic has changed. Don’t tell your fellow Texans, but I’m convinced one of the main reasons they’re becoming more popular, is what I’ve come to call the tipping point of migration. They now have enough So Cal immigrants - and they’ve made a huge difference.

      How else do you explain not one Texas accent in three days? :)

      I wanna get some first hand observations from you this week. Expect a call.

    • Sounds like you and Darius were on the same page (though admittedly, he was talking about Texas tax deed sales). Did you get a chance to visit Arlington? We just featured them a couple months ago :)

    • Hey Beth - We got within shouting distance, but our schedule, made out by the Marquis de Sade school of travel, wouldn’t allow us to sidetrack.

      Darius has a different market altogether, but I sure like his thinking.
