The Use of Pictures In Marketing Property — Are You Kiddin’ Me?

Until recently I’ve not paid much attention to the role of photography in the marketing of our clients’ real estate investment property. Athol Kay long ago convinced me how important and effective they can be. In fact, he’s already demonstrated how world class photos can literally cut market time literally by several weeks. He’s doing just that in Connecticut.

Now, we use a nationally known photographer to make our properties pop. It makes a difference. Below is a shot Athol said was excellent. Tell me it wouldn’t make you wanna see it.

Some of you may already know of Athol, as I’ve written of him a few times, and awarded a Bawldy to him once or twice. Today, he published some shots put into a local MLS on purpose by an agent who clearly spent some serious time in the 1960’s — ah, medicated.

Go take a look at the shots this guy published of a house he listed. If you were a potential buyer, what would your first impressions be? Also, since the sellers surely have the right to decorate/paint the interior of their home in any manner pleasing them, there’s still a second question. If you were the seller, and you’d painted your home like that, would the thought cross your mind that maybe, just maybe, appealing to the most possible people was the way to go?

  • Thanks for the link love Jeff.

    As far as I can see, the home has basically been vandalized by the owners. I think parts of it are even thick oil based and “textured”. Meaning you can’t even just paint of over it easily.

    In all honestly, I suspect mental illness played a part in it.

    Just clean it up, or go with no interior photos.

  • Sometimes starting over is the only way. I think those interior pics may be actually scaring potential buyers.

    Kay is good but you need to be careful not to cross the line from primping to pimping. Greening the grass; okay. Turning the grass green; not. Angling the shot to obscure the power lines; okay. Photoshopping the power lines; not.

    Those interior pictures just make me want to call my drywall guy and ask about his emergency rates.

  • Now that’s really really bad. I am an artist myself and I don’t always paint the tried and true landscapes myself but that ought to be against the law to deface a house like that. Even if you’re not going to try and sell it.
    Most of my business is generated from the Internet and pictures are a must for me. If you have a listing and you want me to sell it you better have lots and lots of good pictures. I don’t care if it is a dog. I need you to show how much of a dog it is. It’s hard to get a buyer to fly into a little town in South Carolina from California to look at a home that has a picture of the toilet set,( raised mind you)that should sell the women on the home,half the front door of the home??, a picture of someone’s bed, and a picture of the corner of a room. I just can’t seem to convince prospective buyers that they should hop on a plane to come see it. It is not uncommon for me to have to go take decent pictures myself. The agents that do this are top producers??!! How do they stay in business? Oh yeah, I know, because someone else does their job for them:-)

  • Robert — Athol talks about that all the time, and agrees. Listings sporting his photos find themselves in escrow far sooner than their competition. His properties also generate far more showings.

  • Sally — I’ve gotta hire a pro, as my taste is in my mouth when comes to any kind of artistic talent.

    Readers: I’ve spoken with Sally and been to her site. She KNOWS Lake Greenwood, South Carolina. In fact, it appears to me that area would be an excellent place to have on your ‘places to live out your retirement’ list. :)
