					<description>Two things to remember:

1- Lenders are indemnifying investors for the defaults today.  Any doubt?  Ask for more money.  be glad you got a counter; most just decline the loan.

2- Everybody is scared of the possibility of fraud.  With Wall Streeters and originators being arrested (justifyably so) nobody wants to stick their neck out.

Borrowers need to have their documentation in order and understand that it ain't over until the deed's recorded.</description>

					<description>We probably have enough of these stories to write a book. 

My saddest story is a couple who got to retirement while working with us, and decided they didn't need us any longer. 

In only a few years they were both back working full time. Very sad. Great people too.</description>

					<description>People are under the impression that an agent's work ends at contract.  I really don't even consider that my job has really begun until contract.  

You've pointed out a few wild cards.  I have my own stories.  Any agent with over two years of experience has'em.  

Last night I had a guy tell me he didn't need my services because he had closed 4 of his own purchases over his life so he had enough experience.  I said "Great."  (I have closed 4 in the last month!)</description>

					<description>Sadly re-los are becoming as rare as mortgage burning parties.  These days you are more likely to run into missing parties.  You know, somebody who never filed the quitclaim or the not yet diviorced spouse who needs to sign or laid off inspector who didn't initial the final inspection or the builder gone who had issued the tranferable warranty clause.  Getting signatures is harder than herding cats.
