David, hi.

You hit the nail on the head pointing out population growth as a huge factor. Not only is the population growing faster than most of us realize, but there’s something else.

Baby Boomers aren’t gonna die at 73 years old. Many of them will see 100+. Since about 25% of them also have a bunch of money, the future is a lot rosier than we read about sometimes.

Robert — You’re right again. It’s like Grandma said, “Anyone can point out a problem. It’s much better if you come armed with a solution.”

The migration patterns are towards the south and west. Austin is firmly in that path. The areas you named are, sadly, not among those more popular destinations.
