A seminar I took from an industry icon in the '70's spent an entire day of the three on case studies involving investors breaking the laws of investment physics. 

It was sobering to say the least. 

I've actually been challenged by a relative of a client when advising them NOT to execute a tax deferred exchange, but to wait another year or two. When told of this, I invited the relative to our next meeting. When I explained in great empirical detail how I was the one who was gonna end up making more money in an exchange than his little brother, he started talking about his stuff. :)</description>

A. Mistakes we've made that we don't necessarily want to admit.  :)

or 

B. Mistakes we've seen that others have made and we've seen or helped to clean up the fall-out.  

And for heaven's sake, I make money on a successful sale whether or not your property succeeds.  If I'm recommending a "NO BUY" what should that tell you?</description>
