The Challenge Of Coming Back From Loss — Real Estate Investors Learn From Mistakes

I have an appointment Saturday morning, then off for the weekend. When someone flies in from a couple thousand miles away, you make time for ‘em. Being from the Old School, I’ve always kept in mind that it’s about our clients, and not about us. Few things in life are more important than the successful outcome of a client’s Purposeful Plan for retirement. It’s at least on the A-List.

Since the NASDAQ tumble several years ago we see several people a year who’ve finally decided to move forward and make up for lost time and lost savings — sometimes a lifetime’s worth. I empathize with folks facing the challenge of traveling roads they thought they’d never see again. But like the bumper sticker says, (kinda sorta) Life Happens. We can either pick ourselves up, scream at the injustice and win bigger and better than ever, or wave the white flag and slink away.

I’ve met so many good people who’ve raised themselves higher than they were when Murphy struck. The next time out they changed three very important factors.

  • They created a Purposeful Plan instead of just investing ‘cuz it was better than not investing.
  • They funded a Sominex Account with a serious attitude of generosity — might’ve saved ‘em last time.
  • They brought on a knowledgeable, experienced real estate investment pro who’d already seen the movie a few times.
  • The best part is, we’re nearing the end of this latest market correction to end all market corrections. (Aren’t they all?) Our finds in Texas (Dallas area, Austin) and Kansas City (new stuff maybe) are superb opportunities to build the retirement for which you’ve always planned.

    California Real Estate Investor Sees His Texas Investments And Purrs

    The phone rings and it’s my favorite Texas builder. (A private guy, so won’t be mentioned here by name or company.) He just dropped one our newest and coolest clients off at the airport in Dallas. Spent the day giving him the tour. ‘Steve’ found everything we said he would and more. He’s apparently very pleased he took the time to schedule the detour during a business trip.

    We ensured he was taken care of from airport to grand tour to airport.

    Met the management team, saw his properties, met the builder himself, and was chauffeured around the area to get a better feel for what his and our research had shown him. His comment? Paraphrased, and taken from the builder — “I knew through the research how incredibly much Texas was growing, but when you see it — impressive.” Or something similar to that.

    He’s on his way, and is excited, as we are for him. Steve is a very smart guy who has a nearly vertical learning curve. When he gets back home we’ll talk. I can’t wait. He’s not done yet, which is really gonna be fun. Read the rest of this entry »

    Yes, It’s Hard, But Ya Gotta Admit California Real Estate Investors — It’s Over

    It’s always difficult when such a true blue market finally turns its back on us. But that’s exactly what California income property has done to all of us. Since shortly after the end of WW II, California real estate has been the original Gravy Train Express for investors. Alas, those who’ve turned the page, knowing that train just ain’t runnin’ any more, have gone on to more promising returns.

    It’s easy San Diego and California real estate investors — just repeat to yourself until it becomes real — it’s over, it’s over, it’s over…

    The days of California investment real estate as our personal ATM machines are no more. Think Texas. Think Kansas City. Think, well, you get it now, don’t you? Just don’t think the Golden State. And if your equity remains here, it’s not too late to get your capital growth train back on the tracks. Yer just a 1031 tax deferred exchange away from hoppin’ on board the new and improved Gravy Train.

    Some Days Are Higher Energy And Ah, More Focused Than Others

    Focus on this — Dallas is now thought of as the best real estate investment market in the country. Opinions vary, but I’d surely put it into the top three without hesitation. All the factors required to put a smile on investors are in place. This hasn’t happened since I didn’t have kids. Wait a second, it’s never happened in my entire career — which began in October of ‘69.

    We called this last year. It’s a win however you wanna look at it. Get in on some of it yourself. It’s not difficult — just email me. Before long we’ll be laughin’ and scratchiin’ and pretty soon we’ll be talkin’ about investing in real estate too. :)

    So how’s your day been? Ever wake up without a care in the world? Today wasn’t one of those days.

    First of all, The Boss is outa town for a week and a half being Designer Girl in Chicago and New York. When I’m in her world, I’m about as close to being a complete nobody as you can imagine. “Oh, you’ve never met my husband, have you? Honey, this is Michelle.” This is when I first realized my real world ranking. “Oh hi Mr. Designer Girl, how ya doin’ today?” “Oh, just fine thanks. Gotta love those new earrings, eh?” Then I’m off to the nearest flat screen sporting the ESPN logo. :)

    Now you know why she goes on these trips sans Mr. Designer Girl.

    Anywho, woke up this morning with about half a gallon of ‘I give a #$%#@’ for no reason I can think of. Grab a huge cup of coffee, then remember Josh and I are supposed to work out this morning ‘cuz it’s Mom’s 77th birthday. We’re takin’ her to lunch at our favorite Mexican place. Still, gotta workout in the morning, and with an amazingly ah, inferior attitude.

    We’ve all had these days, right? Anyway, Mom’s birthday lunch was cool. I was feeling so superior as we sat down for lunch ‘cuz I’d worked out hard on a ‘bad’ day. That’s when Mom let us know she’d gotten her workout in before lunch. 77 years old and still goin’ to the gym. Talk about a pin in your self congratulating balloon. :)

    Called my lender while walking into the restaurant. He’s more distracted than a six year old at the zoo. He excused himself, saying he was having a strong ADD day. I told him, “I thought I’d seen you at the meetings.”

    Grandma always said talking care of business on the days you wanted to play hooky was called being an ‘adult’. Blech.
