Today I thought it’d be cool to post a buncha pics showing one of the premier Texas developments I’ve been using as stellar examples of what’s possible. Though the pics are smallish, you can click on ‘em and get full screen views.

This is located in the North Dallas area. Each side has 3 bedrooms and 2 bathrooms. You can see the garages. 20% down will yield, give or take, about 6-9.5% cash on cash — given today’s interest rates. Most are in such demand — Investors and tenants — that they frequently sell before they’re even built. They’re just as frequently rented before the dust clears after escrow closes. Sweet, eh? What’s Up? Looked At Your Retirement Plan Lately?

Oops, didn’t mean to say that out loud. :) Been a long day, and since I had more fixes than I could possibly have hoped for, I’m pretty much brain dead at this point.

So please excuse all the blank space.

But seriously — I’m finishing up a series for next week that will force many of you to look soberly at what got you where you are today, and what you might wanna be considering for the remaining time — ’till your clock runs out and you’re just plain tired of workin’.

A Quick Heads Up RE: Murphy’s Law and O’Toole’s Corollary

Ran outa time today, and everyone, including me has been having ‘puter problems. Mine began with, of all things, hinges on the laptop. Seems they’re similar to us, you know, backbone connected to the neck bone and all that. Dave Shafer’s havin’ his ‘puter problems too, but he’s takin’ care of it and should be back in the saddle quickly. Max Whitmore is a whole ‘nother story. Apparently he’s so special, the manufacturer must make his new machine with a few 007 gadgets added to the hardware. I knew his stuff was complex, but it seems a couple of his apps require custom-built touches. Who knew? Also, after plowin’ through a few IT guys, he was booted to the engineer types who figured out what was corrupting his old machine.

Allow me to give you a real life almost real time example of Murphy’s Law. As I’ve written here before, Max Whitmore, Tom Vanderwell, and me have been workin’ with the technical guy (GeekDude) to create a subscription site for our more in-depth work. It was ‘posed to be up and running by around the first of the year. It’s been one thing after another — not to mention all three guys are in different states, different generations, (42, 73, 58) and with different technical skill levels. Blog Update – Transition To Multi-Author Format

Been a busy BawldDude lately. The transition to a multiple author format is one I’ve taken very seriously. Anyone I choose to write here must be, to use a highly technical term, a slam dunk expert in their field. So far, Wall Street trader icon Max Whitmore, the first such contributor, has been incredible. Understand though, as soon as our subscription site is up, he’ll be writing there only.

David Shafer is the man when it comes to the EIUL. David Stejkowski is the most experienced real estate attorney (DirtLawyer) I’ve ever met. Anyone who’s closed over a billion dollars in transaction has my attention.

Soon, I’m hoping I’ll be able to persuade Tom Vanderwell to join us too. He’s one of the two or three lenders I’ve met who know which way is north on the map — and in a big way. The guy is the real thing. Read the rest of this entry »

Keepin’ Up With Everything Frank Doesn’t Know – Leverage

Wanted to give ya some food for thought going into the weekend. Leverage has been center stage in real estate and Wall Street the last few years. It’s meaning as it relates to investing of any kind was run through the meat grinder decades ago. In real estate investing, it now has the universal implication of the size of your down payment — a bastardized definition at best — a recipe for disaster at worst. The smaller the down, the more leverage applied. At best that ‘undersatnding’ is secondary to its primary essence.

The reason I bring this up is due to the flippancy with which the subject is tossed around in the media, at conferences I attend, and even by well intentioned real estate investors themselves. Viewing leverage as merely the ratio of down payment over debt is about as wrong as one might construe the concept. I’m reminded of a conversation on one of my all time favorite shows, M*A*S*H. Introducing David Shafer — How EIULs Work

Readers: As I’ve written recently, this blog will be expanding to a multi-author format, while remained focused like a laser beam on real estate investment for retirement through a Purposeful Plan. David Shafer is a welcome addition to say the least. I’ve written about EIULs often on these pages — David has been my go-to expert on the subject. Monday’s Update – Munchin’ On The Numbers

How can you tell Christmas is just around the corner if you work on Wall Street? Just look in all the empty offices. Most of Wall Street is where it is warm, sunny, beautiful, miles from a meeting room, and where the evenings are filled with island music, filled bars, and fancy foods. But, those that went paid for it with smaller bank accounts than several years ago and are glad to get away from the heat of “What’s next?” being the morning’s mantra.

Hey, we are all here, just as always. But, I do need to fess up. Truth be told, I was by the ocean several months ago to do my “getting away.” Has a great time and beat the crowds of Christmas visitors. I felt that keeping the doors open when almost everyone else is gone might be a better approach this year.

But, enough of that. Today’s action on the exchanges everywhere was light, at best. I would expect that this will likely be the case until after New Year’s Day football games. There was some overnight buying that was supported by those that did trade today, buying caused by the move made by Abu Dhabi to extend a $10 billion loan to help out strapped neighbor Dubai. Many had been hoping that some sort of help might come and it did. How much more is the big question, but many believe that there will be several more such moves before it is all over and Dubai is reduced to a shadow of its former self.
