		<description>Excellent review of timelines and why buyers need to stop wasting time.  I have had a few deals go south due to borrowers not giving me the documents in a timely fashion, despite repeated phone calls and emails.  I always like when they start arguing with me about why the lender wants them in the first place, to which I respond...&quot;he who has the gold makes the rules.</description>

		<description>Speaking of delayed closings. This was not a lender delay but there are also delays created by the sellers.
One property was held up by an 85 yr old widow who got &quot;seller&#039;s remorse&quot; the day of closing.
She wanted us to pay an extra $20K for the property to sign off. It took two days for her agent to get her to understand that she couldn&#039;t do that. Somehow he got her to sign off. 
Exactly, you can&#039;t make this stuff up!</description>
