We’ve found the right property(s) for you. You’ve successfully entered into escrow, and have navigated all the hurdles and potholes encountered on the way. It’s time to transfer ownership to you. Let’s look at what happens now.

I’m gonna simplify this as much as I can. It’s not my job to make things as difficult and/or complex as possible, right? Right.
How do we know when we’ve arrived at our off ramp? There are as many answers as there are brokers and investors. For me it’s when lender says to get ready for loan docs. Don’t get me wrong, Murphy still has arrows left in his quiver. They’re just harder for him to reach now. At least that’s my story, and I’m stickin’ to it.
BawldGuy Axiom: The escrow ain’t closed ’till someone tells you it’s closed and even then not ’till you’ve confirmed with the title company. You can be fairly sure when you’ve received the payment info from the lender. Probably. Read the rest of this entry »

Haven’t done it for awhile, so thought it was time.
Redfish Emerging Markets is a consistent source of solid info. I’d love to talk with them, but haven’t been able to so far. They’re a tough reach. (Mark — please contact me, as I’d love to talk with you.) Anyway, they published a piece today I couldn’t resist passing on. Chicken Little Is Running Wild Again… demonstrates I’m not the Lone Ranger. The main stream media’s #1 agenda is to make money. #1A? Put forth their own agenda and improve results of #1. Take a look.
Jay Thompson of The Phoenix Real Estate Guy He published RIP George Carlin which includes a classic routine in which Carlin tells us the differences between football and baseball. It’s also worth the trip to the comments, which include some cool Carlin quotes.

Regular readers know by now, I’m a baseball guy through and through. I played it, coached it, umpired it up to the Division I level in college, and even bred it, resulting in a vastly improved version of me as a player. What yer gonna see in this video I will not describe here. Suffice to say if ESPN is lookin’ for the Web Gem of the decade, this just might be it. Take a look and see if you agree. Alas, ESPN requires that it actually happened, which of course, it didn’t. Ya gotta admit though, looks way cool. Thanks Jeremy. And this was in the hopper before we talked today.

You can check out Part I here and Part II here if you need to catch up. Now we can proceed with what you might expect while in escrow. For those thinking, ‘Hey, we have a contract, what could happen?’ I keep a plentiful supply of generic aspirin available.
It’s far easier to list what can go right in an escrow than what can potentially go wrong. As an understatement, that may rate honorable mention on the annual Top 10 List.
5. Incomplete list of what can go sideways while in escrow.

Each year that goes by, more and more real estate investors holding San Diego income property are beginning to see the light. Information is so easily obtained these days, it’s hard not to, isn’t it? At what point do ya throw in the towel, asking yourself who to believe? Speaking for myself, I can’t look people in the eye and tell them San Diego is the place for their real estate investment capital. I need my eight hours a night.
Besides, how do ya think they feel when coming across a well located Texas property offering roughly the same income as theirs, but selling for half as much give or take? Not to mention the other property isn’t a fossil yet. In fact, most of what they’re seeing is new to only 5-10 years old. “Geez, I could own 2-4 times what I have now, and not have to manage it myself.” Yep.
Sounds good to me. Take some time and give a listen to some of podcasts here. Then, if the spirit moves ya, get ahold of me and we’ll figure out what your next move might be. Sometimes, even for San Diego income property owners, the next move is no move.
Next time a local guy tries telling you how super San Diego investment property’s gonna be again, think of this, ‘cuz they ain’t tellin’ ya true. Notice how the ‘go-go’ dancers have evolved over the years. Wow.
